Tolleson is leaning toward sellers, but it is not a market where you have to decide in the driveway. With 4.2 months of supply, sellers hold the edge. Homes still take time to sell, though, so being prepared counts for more than being fast. As of October 2026, there are 143 homes listed, compared with 404 sales over the past year.
Homes here are remarkably consistent. The typical sale is a 2015-built home with 4 bedrooms and 2 baths, about 1,880 sq ft of living space on a 5,810 sq ft lot. 72% of homes sold were single-story, so if you want everything on one level, you'll have plenty to tour. Because so much of the inventory is similar in age and layout, comparing homes side by side is simpler than in most markets.
Expect pricing to be firm but not frantic. Homes sold at a median of 100.0% of list price, and 24% went over asking. Plan for your offer to land close to the list price rather than well under it. The median sale was $413,000, or $222 per square foot. Today's median asking price of $419,000 sits close to what has been closing. A median of 58 days on the market usually gives you time for a second showing before you commit.
Most sales fall into two price ranges. 38% sold between $300,000 and $400,000, and 51% sold between $400,000 and $500,000. Only 7% sold between $500,000 and $750,000. A budget in either of the two main ranges puts you where most of the activity is.
Plan on an HOA. 94% of homes sold had one, and the median fee works out to around $84 a month. Build that into your monthly budget from the start, because it will apply to nearly every home you see.
The upper end of Tolleson is where the numbers get interesting. Luxury homes in Tolleson sold for a median of $530,000, which is 28% higher than the overall market. That is not a premium, though:
Per foot, you pay less for more house and more land. They are also 3 years newer than the typical Tolleson home. The tradeoff is an HOA fee that runs 13% higher, with a median of $95 a month.
Look closely at asking prices in this segment. The current median ask is $786,000, far above the median sale. These homes also took a median of 70 days to sell, longer than the market overall. Weigh each list price against what comparable luxury homes actually closed for before you write an offer.
If a pool is on your wish list, you won't pay much extra for it. Homes with a pool in Tolleson sold for a median of $430,000, just 4% higher than the market. They are 6% larger and sit on lots 14% larger. Per square foot, they actually came in 2% lower, so the pool is not a meaningful premium.
The real difference is age. The typical pool home is 10 years older, built around 2005. Factor the age of both the house and the pool into your inspection.
These three community names come up often in Tolleson sales. Over the past year, Trouvaille recorded 29 sales, Country Place had 22, and Sunset Farms had 13. With that kind of steady turnover, homes in these communities come up for sale fairly often. If one of them appeals to you, it's worth watching for new listings there.
Solar is uncommon here, showing up in 6% of sales. When a home does have it, dig into the details. 67% of the solar homes that sold came with panels that were leased or financed rather than owned outright. That can mean a lease, a pre-paid lease or a loan you take over as the buyer, so get the paperwork early.
