Right now you have room to breathe as a buyer in Palm Valley. With 5.2 months of supply, the market is balanced, so neither side is calling all the shots. Homes have taken a median of 83 days to sell. You can usually see a house, sleep on it, and come back for a second look without losing it overnight.
Don't expect a steep discount, though. Sellers have been getting 99.2% of their final list price, and 14% of sales went over asking. The better guide for your offer is what homes actually closed at, a median of $520,000. Today's asking prices sit a little higher, at $534,000. When we write an offer, I'd anchor it to recent sales, not to the sticker.
The typical home that sold here has 4 bedrooms and about 2,440 sq ft of living space. It sits on a lot of around 8,340 sq ft and was built around 2003. Single-story plans make up 71% of sales, so if you want everything on one level, you'll have plenty to choose from. Price per square foot has run at a median of $221. That's a handy yardstick for judging whether a listing is priced in line with the neighborhood.
50% of all sales landed between $500,000 and $750,000. Another 28% fell between $400,000 and $500,000. Plan on an HOA, because 100% of homes sold had one. The good news is that fees are modest, with a median of $80 a month.
If you have a boat, trailer, or motorhome, homes with RV parking in Palm Valley made up 24% of sales last year. They sold for a median of $602,000, which is 16% higher than the overall market. Price per square foot tells a different story, though: it came in 1% lower.
So you aren't paying extra for the RV gate itself. You're paying for more house and more land. These homes are 7% larger inside, and their lots are 30% larger, typically around 10,800 sq ft. HOA dues also tend to be lighter, at 20% lower with a median of $64.
The same pattern holds for homes with a heated pool in Palm Valley. Their median sale price of $647,000 is 24% higher than the market. Per square foot, they were only 2% higher.
What you're mostly buying is space. These homes have about 2,810 sq ft of living area, 15% larger than typical, on lots 24% larger. Their HOA fees run 25% lower, with a median of $60. Only 22 of these sold last year. If a heated pool is a must-have, expect a thinner set of choices than in the broader market.
Homes with a den or office in Palm Valley are a big slice of the market, at 39% of sales. They also tend to be 2 years newer than the typical home. They sold for 7% higher than the market, but price per square foot was 1% lower. Again, you're paying for a larger home, 7% larger, rather than for the extra room itself. Their HOA fees match the area median.
This is where I'd push. The 28 den/office homes on the market now are asking a median of $609,000. That's well ahead of the $555,000 these homes have actually sold for. They've also taken a median of 91 days to sell. If a listing in this group looks stretched, recent den/office sales give you solid footing to offer closer to what buyers have actually paid.
Finding a home is about more than the listing. The West Valley Home Team can answer questions about the property, the neighborhood and what you should know before making a decision.
